Ocean City Real Estate, Martial Arts & Investing: A Day in My Life

My day-to-day life is a mix of several things I’m passionate about: real estate, martial arts, vacation rental investing, business, fitness, and family.

I’m Michael Nolen, a real estate agent serving Ocean City, Berlin, Ocean Pines, and Maryland’s coastal Eastern Shore. I’m also a martial arts Sensei, real estate investor, Airbnb and vacation rental owner, property manager, and short-term rental consultant.

It sounds like a lot—and some days it is.

But these different parts of my life have developed together over the years. Real estate gives me the opportunity to work with buyers, sellers, and investors. Owning vacation rentals gives me firsthand experience with the investment side of the properties I sell. Martial arts gives me the fitness, discipline, and structure that have helped me in business and life.

No two days look exactly the same.

Real estate is a major part of my everyday business.

My primary market includes Ocean City, Berlin, Ocean Pines, and surrounding coastal areas of Maryland’s Eastern Shore.

My clients have very different goals. I may be helping someone purchase their first home, working with a family looking for a second home at the beach, or helping an investor evaluate an Ocean City property for short-term or long-term rental potential.

 

My Day in Real Estate

A typical day can include:

Many of my buyers don’t live locally, so technology and virtual showings have become an important part of my business.

Whether I’m standing beside a client or walking them through a beach property virtually, my goal is simple: help them understand the property and make an educated real estate decision.

My Life as a Martial Arts Sensei

 

Martial arts has been part of my life for more than 18 years.

I’m a ranking black belt and Sensei, currently helping teach and develop approximately 35 students and growing, from kids and teenagers to adults.

For me personally, martial arts is about health, longevity, fitness, discipline, and continuing to challenge myself.

Teaching gives me an opportunity to pass those benefits along to other people.

’m not only a real estate agent working with investors.

I’m an investor myself.

I’ve purchased, renovated, improved, and operated vacation rental properties, and I’m constantly evaluating opportunities to expand my portfolio.

Buying the right property is only the beginning.

A successful vacation rental is both a real estate investment and a hospitality business.

Owning vacation rentals also means taking care of the real estate itself. I currently own properties in Ocean City, MD, and in the Deep Creek Lake area of Maryland—specifically Oakland, near Wisp Ski Resort.

I’m regularly visiting properties, evaluating their condition, coordinating with my team, and determining what needs attention.

During slower seasons, I use that downtime to repair, renovate, update, and improve properties.

My experience as a real estate agent and vacation rental owner has also led me to manage a select number of properties and consult with other investors.

Some are searching for their first short-term rental. Others already own properties and want to improve or grow their businesses.

And those investments aren’t necessarily limited to Ocean City. I also work with investors evaluating opportunities in other vacation-rental markets.

Different Worlds. Same Discipline.

 

Selling coastal real estate, operating vacation rentals, investing in properties, and teaching Okinawan karate may seem completely unrelated.

For me, they’re connected by discipline.

Martial arts has taught me that meaningful progress doesn’t happen from one great workout.

You show up. You train. You make adjustments. You keep learning.

Business works the same way.

  • Adapt when needed
  • Keep improving

Those principles follow me whether I’m in the dojo, showing an Ocean City property, analyzing an investment, or working on one of my vacation rentals.

 


SO, WHAT DOES A DAY LOOK LIKE?

Usually, a Little Bit of Everything

 

A morning may begin with fitness or martial arts training before transitioning into real estate.

I might spend the day talking with clients, researching properties, conducting showings, or analyzing an investment opportunity.

Between appointments, I may be communicating with vacation rental guests, reviewing pricing, coordinating maintenance, or visiting one of my properties.

Then evening comes, and several nights each week I’m in the dojo teaching martial arts.

And somewhere throughout all of that is the most important part—my family.

A Day Might Include:

  • Selling coastal real estate
  • Showing properties
  • Analyzing investments
  • Operating vacation rentals
  • Consulting with investors
  • Teaching martial arts
  • Training & fitness
  • Family time

It’s a diversified schedule, but it’s one I’ve intentionally built around things I genuinely enjoy.

Most importantly, I’m a husband and father balancing all of those responsibilities with family life.

The schedule changes every day, but my approach doesn’t:

Stay disciplined. Keep learning. Take care of the people who depend on you. Pay attention to the details. And keep moving forward.

That’s a pretty good summary of a day in my life.
